Apni Chhat Apna Ghar: Interest-Free Loan to Build on Your Own Plot

Apni Chhat Apna Ghar is the Punjab Government’s interest-free housing loan for families who own a small plot but cannot afford to build on it. Run by the Punjab Housing and Town Planning Agency (PHATA), it lends up to Rs 15 lakh at zero markup, repaid in easy monthly instalments of about Rs 14,000, with applications online at the official portal acag.punjab.gov.pk. This page explains the three loan categories, who qualifies, and how to apply. If you need to BUY a house or flat instead of building, the federal Apna Ghar programme is the relevant scheme, and our comparison section below separates the two clearly.

The Three Loan Categories

The scheme is not one loan but three, matched to what you need to build:

CategoryLoan amountWhat it is for
Category 1Rs 500,000Building a washroom and basic facilities
Category 2Rs 1,000,000Adding an upper portion or storey to your existing home
Category 3Rs 1,500,000New construction on your own plot, or major repair and extension of an existing home

All three categories carry zero markup and no processing charges. Funds are released in stages as construction progresses and is verified, so the money follows the building work rather than arriving as one lump sum. A second phase of the programme is running in 2026 with wider district coverage.

Who Can Apply for Apni Chhat Apna Ghar?

  • You are a permanent resident of Punjab, with a Punjab address on your CNIC.
  • You are the head of your family according to NADRA records.
  • You own the plot in your own name: up to 5 marla in an urban area or up to 10 marla in a rural area, verified through Punjab Land Records Authority (PLRA) records.
  • You do not already own a built house.
  • Your household’s PMT score is 60 or below, from the NSER/PSER survey record.
  • You are not a bank defaulter and have no criminal record.

Land ownership is cross-checked digitally, so the plot must be registered in your name before you apply; a family understanding or an unregistered transfer is not enough.

How to Apply Online at acag.punjab.gov.pk

  1. Make sure your household survey record (PSER/NSER) is current, because your PMT score is checked from it.
  2. Open the official portal acag.punjab.gov.pk and create your application.
  3. Choose your loan category: Rs 5 lakh, Rs 10 lakh or Rs 15 lakh.
  4. Enter your CNIC, family and plot details exactly as they appear in NADRA and PLRA records.
  5. Submit and keep your application reference. Verification of land, family status and score follows.
  6. On approval, the loan is booked through the Bank of Punjab or a partner institution, and instalments begin after the initial grace period.

The application is free and fully online. There are no agents in this process, and nobody can get your application approved for a fee.

Repayment: What You Actually Pay Back

You repay the loan itself, with zero markup: for the Rs 15 lakh category, instalments of about Rs 14,000 a month over roughly 5 to 7 years, after a short grace period at the start. Because there is no interest, the total you repay equals the amount you borrowed. Missing instalments can affect your banking record and your eligibility for other schemes, so choose the category your income can genuinely carry; the Rs 10 lakh and Rs 5 lakh categories exist precisely so families are not forced into the largest loan.

Apni Chhat Apna Ghar or Apna Ghar: Which Fits You?

  • Apni Chhat Apna Ghar (this page): Punjab only, interest-free up to Rs 15 lakh, only if you already own a plot, only for building or improving.

Owning a Punjab plot and needing up to Rs 15 lakh points to Apni Chhat. Needing to buy points to Apna Ghar.

Apni Chhat Apna Ghar: FAQs

How much loan can I get under Apni Chhat Apna Ghar?

Up to Rs 15 lakh, interest-free, in three categories: Rs 5 lakh for a washroom and basic facilities, Rs 10 lakh for an upper portion, and Rs 15 lakh for new construction or major repair on your own plot.

Is the Apni Chhat loan really interest-free?

Yes. The markup is 0% and there are no processing charges. You repay only the amount borrowed, in monthly instalments of about Rs 14,000 on the largest category.

I do not own a plot. Can I apply?

No. This scheme is only for families who own a plot (up to 5 marla urban or 10 marla rural) in their own name. If you need to buy a home instead, look at the federal Apna Ghar programme.

What PMT score is required for Apni Chhat Apna Ghar?

Your household’s PMT score must be 60 or below, checked from the NSER/PSER survey record. If your record is missing, complete the survey first.

How do I apply for Apni Chhat Apna Ghar?

Online at the official portal acag.punjab.gov.pk. The application is free; choose your category, enter NADRA and plot details exactly as recorded, and submit.

Can I use the loan to buy a ready-made house?

No. The loan is for construction, extension or repair on your own plot, and funds are released in stages against verified construction progress.

Before you apply, check that your plot record, CNIC address and survey record all match, because a mismatch is the most common reason for delay. With those records in order, the online application is straightforward, and the interest-free loan can turn a plot you already own into a home your family can live in.
